Retail tenancy coordination
From empty shell to open for trade.
We coordinate tenant fitouts so shops open on time.
Illustrative shell and trading stills. Not photographs of a named Kariba project yet.
How we work
The work, in four steps.
The same thread from the first conversation to handover. We stay on your side of the table the whole way.
- 01
Feasibility
We test the idea before money is committed. Site, brief, programme, and the risks that would stop the project.
- 02
Approvals
We steer design, consultants and authority approvals so there is a clear way for the project to be built.
- 03
Delivery
We manage programme, cost and the contract from your side of the table. The builder builds. We look after your interests.
- 04
Handover
We close out defects, documents and the handover to an owner, operator or tenant, so the place can open.

Services
What we do for the client.
Five ways to appoint us. Each one is management and coordination, not construction.
Development management
We manage the development with you, from the first idea to a project that is ready to be delivered and handed over.
Read the service →02Project management
We run delivery for you. Programme, design, cost, risk, and the consultants and contractors the project needs.
Read the service →03Superintendency
We administer the building contract for the principal, and give a clear view of variations, claims and time.
Read the service →04Retail tenancy coordination
We coordinate tenant fitouts so shops open on time, and so the landlord keeps control of the centre.
Read the service →05Tenant advocacy
We represent tenants in lease talks, so the obligations around design, fitout, maintenance and later works are clear before you sign.
Read the service →Condition reports and client representation for tenants are also part of the practice. See both.

The director
Dee leads Kariba from Perth.
We are not the builder. We sit on your side of the table.
Kariba was set up so clients have a development manager and a project manager of their own. That includes someone starting a first project, and a developer who already runs large ones.
Dee is the director, and is responsible for the direction of the practice. He has worked as a development manager and a project manager across asset classes, at different scales and stages.
Start a project
Tell us what you are working on.
A short note is enough. Say the project type, where it is up to, and roughly how big it is. A first conversation is often fifteen minutes.
